PROCESS

Follow your initial enquiry you will receive an email questionnaire and our detailed brochure.

INITIAL CONSULTATION

Meet with Josh the Director of Shore Homes to discuss all your requirements and possibilities for your new home/ renovation. Site conditions will also be discussed site, views, orientation, and any other considerations that need to be factored in. This is also the time to discuss possible budgets and establish the level of finishes desired. We will now guide you to a designer we believe is the best fit for your project to move forward. If you already have your own detailed plans and are ready to start building all of your requirements will be noted to prepare a detailed proposal.

PRELIMINARY WORKS AGREEMENT

If you feel comfortable with the initial consultation with Josh a preliminary agreement will be put in place to cover some of the costs involved to coordinate all of the information required to put together a very detailed quote. The amount of the preliminary agreement depends on whether or not you have your own plans or we are needing to organise all of the necessary professionals required to prepare all of the information required for building approval and can also vary depending on the size and the level of finish required on your project. We put a lot of effort into our quotes to ensure that everything you have asked for and what has been shown on the plans is included.

SECOND MEETING

If you engaged a designer, draftsman, or Architect that we referred you to this meeting is to discuss your review you completed plans and finishes and gather any further information required for us to compile a detailed proposal.

FINAL DOCUMENTATION

Once you are happy with all the plans and upon acceptance of our detailed proposal final documentation is presented, which includes a detailed specification and a residential building contract which is all to be signed by both parties. Upon signing the contract, a deposit will need to be paid. Once the deposit has cleared Q Leave and all necessary insurances are paid and given to the certifier to release the certified building plans. Within two weeks of receiving your deposit, you will also receive a detailed schedule for your project.

CONSTRUCTION PROCESS

The first meeting will usually be the day of the site cut to discuss all the processes involved in your building project. At this meeting, we also explain and discuss our software managing systems and how we can keep you involved throughout the process. Josh also likes to hold weekly and stage-specific meetings to discuss all client expectations and explain and areas of the build as it progresses to the clients.

THE FINISHED PRODUCT

A pre-handover walk-through of your project is carried out generally a week before hand over to ensure that you are completely satisfied with your new home. During this process, all necessary certificates are compiled and sent to the certifier so the final certificate can be issued. At the final handover, all necessary warranties and instruction manuals as well as keys and remote controls are given to you. Now it is time to enjoy your beautiful new home.
